How much can a Wisconsin landlord charge for a credit check?

The actual cost of the report, up to $25, and you're entitled to a copy. Other 'application fee' labels don't change the cap on screening charges.

Can I avoid the credit-check fee in Wisconsin?

Yes. Provide your own nationwide consumer credit report that's less than 30 days old before the landlord orders one, and no fee may be charged. The landlord may still re-verify at their own expense.

What are Wisconsin's security deposit rules?

No cap on the amount, but the deposit must be returned within 21 days of surrender with itemized deductions, normal wear and tear can't be charged, and you get at least 7 days at move-in to document pre-existing damage.

Do Wisconsin landlords have to accept Section 8?

Not under state law. Although 'lawful source of income' is a protected class, courts have held it doesn't cover Section 8 vouchers. The City of Madison and Dane County protect voucher holders locally, and Milwaukee County has a similar ordinance whose enforceability is contested.

What if a landlord breaks the rental-practices rules?

ATCP 134 violations (fee overcharges, deposit mishandling, missing receipts) entitle you to sue for double your loss plus costs and attorney's fees under Wis. Stat. § 100.20(5).
