Louisiana rental application rules to know
- •Louisiana has no cap on application fees, but before charging one a landlord must disclose in writing the amount, what will be screened (credit, employment, criminal, eviction), and your right to submit a 200-word statement about disaster-related financial hardship (La. R.S. 9:3258.1). The rule is enforced through consumer complaints to the Attorney General rather than private lawsuits.
- •Owner-occupied buildings with 4 or fewer units are exempt from that disclosure rule.
- •There is no security deposit cap. Deposits must be returned within one month of the lease ending, with an itemized statement, once you provide a forwarding address.
- •If a landlord ignores a written refund demand for 30 days, you can recover the withheld amount plus the greater of $300 or double that amount, and courts may award attorney's fees.
- •Protected classes are the federal seven plus military status and natural, protective, or cultural hairstyles (CROWN Act, 2022).
